Working with Design-Bid-Build (DBB)

The Design-Bid-Build process is a traditional project delivery method in the construction industry where the project is completed in three distinct phases:

  • Design Phase: The project owner hires an architect or an engineering firm to design the project in detail. The key documents produced during this phase include:
    • Design documents: Detailed drawings and specifications outlining the project’s scope, dimensions, materials, and requirements.
    • Bid documents: Once the design is complete, bid documents are prepared, which include the design documents along with the invitation to bid, instructions to bidders, the bid form, and the contract terms and conditions.
  • Bid Phase: The bid documents are distributed to potential contractors who then submit their bids for the project based on the provided documents.
  • Build Phase: After reviewing the bids, the project owner selects a contractor to complete the construction. The contract is then awarded, and construction begins.

Working with  Design-Build (DB) RFP

Design-Build is a project delivery method that combines the design and construction phases under a single contract. This approach aims to streamline the project by reducing the timeline and fostering collaboration between the design and construction teams. The key documents involved include:

  • Request for Proposal (RFP): The project owner issues an RFP that outlines the project’s requirements, scope, budget, and goals. The RFP invites potential Design-Build teams to submit their proposals, which should include:
    • Project approach: How the team plans to manage the design and construction phases, including timelines, methodologies, and technologies.
    • Team composition: Information about the architects, engineers, contractors, and any other key team members.
    • Preliminary designs: Initial design concepts or solutions to meet the project owner’s requirements.
    • Cost estimates: An estimated budget for the design and construction of the project.
  • Proposal Evaluation and Contractor Selection: The project owner evaluates the proposals based on criteria such as design concept, team expertise, cost, and timeline. The most suitable Design-Build team is then selected to proceed with the project.
  • Contract Award and Project Execution: A contract is negotiated and awarded to the chosen Design-Build team, who then carries out the design and construction of the project in a collaborative manner.
